The developments along Newtown-Yardley Road, Eagle Road, and off the Newtown Bypass range from modest 1960s ranches to large 1990sā2000s colonials on generous lots in the Council Rock school district. Most have forced-air systems, and the older developments now have AC equipment that's reaching or past replacement age.
The larger colonials built in Newtown Township in the 1990s and 2000s often have multi-zone HVAC ā separate systems or zone dampers for the first floor, second floor, and sometimes a finished basement.
