Philadelphia's housing stock is unlike anywhere else in the region. The dominant building type is the rowhouse, and they come in every configuration imaginable: 1920s brick rowhouses in Mayfair with gravity-fed steam or hot water boilers, 1950sā60s ranch rowhouses in Northeast Philly with original forced-air gas systems, 1970sā80s twins in Fox Chase with central AC that's well past its useful life, and older Germantown and Mt. Airy colonials with everything from steam to oil to converted heat pump systems. We work in all of them.
Adding central air conditioning to a Philadelphia rowhouse that doesn't have it is often the biggest HVAC challenge homeowners face. Running ductwork through a three-story brick rowhouse is invasive and often impractical. The answer in most cases is ductless mini-splits. A single outdoor unit can serve multiple indoor air handlers ā one per room or floor ā with no ductwork required. Mitsubishi and Fujitsu make the best residential ductless systems on the market and we install both. These systems also heat, which means they can serve as a primary or supplemental heating source alongside an existing boiler.
Northeast Philly is our most active Philadelphia service area. The neighborhoods along Rhawn Street, Welsh Road, Roosevelt Boulevard, and up through Holme Avenue have a large stock of 1950sā70s detached and semi-detached homes with forced-air systems. Most have central AC that's aging out. We see a lot of R-22 systems in this area ā they're expensive to recharge and the refrigerant is no longer produced. The Northwest Philadelphia neighborhoods have a very different housing profile ā larger, older homes with diverse and sometimes complex heating systems. Steam boilers in the 1920sā30s Germantown colonials, oil systems in the Mt. Airy twins and semi-detacheds, gas conversions done in the 1970s and 80s that were never done well.
